Retail Therapy, Reimagined: Ayala Malls Just Got A ₱17.5B Glow-Up

By

Ayala Malls unveils a ₱17.5B glow-up of its flagship locations, transforming them into luxe, open-air spaces designed for connection, comfort, and curated experiences.

If malls were dating apps, Ayala Malls just got the ultimate glow-up—and it’s luxe, future-proof, and unapologetically expensive. With a casual ₱17.5 billion splashed across its crown jewels (special mention to Glorietta, Greenbelt, and the upcoming T:28), Ayala Malls is saying, “we’re not just here to shop—we’re here to slay and stay.”

Forget dead malls and retail ghost towns. This is retail renaissance: intuitive layouts, lush open spaces, and cinemas with Dolby Atmos. Ayala Malls aims to build malls that serve as a “third place” for their customers—a break from their homes and an escape from their busy workplaces.

In terms of design, we’re seeing bigger walkways, sun-drenched al fresco corners, and seating that makes you want to sit. The natural light filtering through the skylights creates a serene ambiance, inviting you to relax and enjoy your surroundings. Lush greenery and comfortable seating arrangements complete the picture, making it an ideal spot to unwind.

Glorietta

At Glorietta, they are pulling a full “legacy-core” moment. Think: Makati nostalgia, but retextured for the TikTok era. The drop-off zone is getting renovated and re-styled, and the once-chaotic mall maze is now a seamless, stroll-worthy circuit with One Ayala links and a revamped park-turned-plaza. Inside, it’s less “wait, where’s the elevator?” and more “wow, did I just teleport to Seoul?” Glorietta’s new global lineup reads like a who’s who of fashion’s “It” brands, with more flagships incoming to satisfy even the most jaded retail snobs.

Greenbelt

Greenbelt is doubling down on its luxury status with upgrades that whisper wealth. The retail mix? Curated chaos in the best way—Parisian, New York, and Tokyo labels cozying up with Filipino designers on a beautifully minimalist stage. Greenbelt 1 is going full nature-meets-neutrals, and Greenbelt 2 is about to get lit (tastefully) with the launch of T:28, a nightlife-slash-culinary playground for the refined but not boring. It’s part club, part chef’s table, all prestige. Whether you’re there for the ‘fit check or the foie gras, it’s the ultimate third space for Manila’s glam set.

T:28 by Ayala Malls

Then there’s T:28—Greenbelt’s upcoming flex and Ayala Malls’ answer to Manila’s craving for a nightlife scene with actual taste. Positioned as an upscale destination for curated culinary and mixology experiences, T:28 is where your 7 PM dinner plan effortlessly turns into a 1 AM vibe shift. No generic bar bites here—this is chef-led, concept-forward dining with cocktails that come with backstories and probably a garnish flown in from somewhere unnecessarily far. It’s luxe without being try-hard, exclusive without the velvet rope cringe. Basically, if Greenbelt were a playlist, T:28 is the hidden track you brag about discovering first.

“This is a reimagination,” says Mariana Zobel de Ayala. We say it’s a rebrand. Ayala Malls is no longer just your mom’s weekend errand stop. It’s the city’s new social club—open-air, aesthetically maximalist, and curated for your Instagram grid.

So go ahead. Romanticize your errands. Dress up for groceries. Because the future of malls isn’t just about shopping—it’s about being seen.
