The 16-hectare Northwin Main Street will offer commercial and shophouse lots surrounded by parks and gardens for businesses and multinational companies.
New York’s Fifth Avenue is considered one of the most highly-coveted streets in the world. Over the years, the Big Apple’s two-way thoroughfare—from its imposing structures to its boisterous parades to its cultured and artistic sections—has come to represent the best of plush, contemporary living for many.

The street is the point of inspiration for an avenue currently being developed—this time in Northwin Global City Bulacan.
Called Northwin Main Street, it will house corporate buildings, shops, hotels, and towers are within striking distance from each other. Megaworld wants the street to be the 85-hectare Global City’s central business district.
While New York is a basis for the commercial district, its architecture is French-inspired with elements such as flared rafter tails, decorative half-timber facades, and stucco finishes.
Main Street will offer 145 prime shophouses and commercial lots lined up in pedestrian-friendly streets surrounded by gardens and parks. There, residents and visitors can go on picnic dates, walk and play their pets, or take leisurely strolls to wind down after a busy day.
In Fifth Avenue, retail spaces such as Armani, Bergdorf Goodman, Cartier, Ferragamo, and Gucci add to the district’s premium billing. Main Street hopes to do the same, with lot sizes range from 250 square meters to 550 square meters. Commercial lot sizes, meanwhile, range from 450 square meters to 750 square meters.
Of course, like with any budding superstar address, the local dining scene is expected to be a big draw. Since Bulacan is the closest province to Metro Manila, Main Street’s location might prove ideal for those wanting to avoid or escape the capital’s congested roads and long queues.
Boutique hotels and outpatient clinics in Main Street will be built up to three levels high. The topmost floor of shophouses may be used for residential or office purposes. On the other hand, commercial buildings may be built up to five floors high exclusively for commercial purposes only, such as for offices.
“Since the township is just conveniently located along the North Luzon Expressway (NLEX), and just 20 kilometers away from Metro Manila,” explains Megaworld executive vice president for sales and marketing Noli D. Hernandez, “this will be the nearest business district outside of the capital where companies and businesses can build their shops and offices.”
Hernandez continues that they also encourage entrepreneurs to become part of this global business district, which will soon be just 20 minutes away from the much-anticipated New Manila International Airport in Bulacan.
Northwin Main Street will be carefully master-planned for connectivity and mobility with promenades and walking parks to be integrated between blocks of the district. Around 44 percent of the district will be allocated for green and open spaces.
One of the main stations of the Manila-Clark Railway Project will also be located inside the township, offering convenient accessibility to the future workers and residents of Northwin Global City.
Positioned as Bulacan’s global business district, the P98-billion township is an 85-hectare property spanning the municipalities of Marilao and Bocaue.
It will also host residential condominiums, hotels, malls, mixed-use commercial buildings, educational institutions, and state-of-the-art office towers for BPOs and corporate headquarters.
Northwin Global City will also feature green innovations and sustainable ‘iTownship’ facilities. These include storm water detention facility for flood prevention, fiber optic and underground cabling system for utilities, LED and solar-powered streetlights, sewage treatment plant, central material recovery facility for waste recycling as well its own Intermodal Transport Terminal and biking network facilities.
With all these plans in place, we wouldn’t be surprised if this district will rival the avenue of its inspiration in terms of reputation. “Millionaire’s Row” in Bulacan? It’s possible.
